This neighborhood offers far more extensive amenities, and is the only one in Anchorage specifically designed to make it easy for residents of all ages to get to know each other to the degree they wish. 35 households share two large buildings and 6.2 acres of land. Residents know who belongs here, which significantly increases security and personal safety.

We are Covid-cautious; everyone over 12 has probably been vaccinated.
Shared amenities include a 3800 square-foot Common House with big south-facing windows, large kitchen and dining room for 2-3 optional shared dinners per week (when there is no pandemic), living room / library, play area for little kids, teen room, all of our mailboxes, 2 guest rooms, and optional laundry room (each home has hook-ups). Out the south door is a large, sun-catching patio with BBQs, tables & chairs, and pop-ups tents, and a grass play field with a kids' play structure. Attached to the Common House is the Atrium, an enclosed pedestrian street connecting about a dozen townhomes, with clerestory windows above. Steps away is a 1440 square-foot building with a large workshop / wood shop and a separate area for sewing, crafts, and fitness equipment. In order to enter the shared buildings, one must either be fully vaccinated or wear a mask.
On the south side of the Atrium are attractive backyards, flowering trees, numerous garden boxes (both private and shared), and a gathering area around a fire ring. All of Ravens' Roost has been thoughtfully landscaped, including a variety of edible plants. Wooded areas on the north and south sides of the property provide beautiful buffers and peaceful surroundings.
Here you can enjoy the best of both worlds: the privacy of your own full-featured home as well as opportunities to socialize, as desired, with friendly neighbors in numerous common areas. There's no expectation to be social; in fact, most residents are introverts to various degrees. They like it here because they know everyone, they can socialize for short periods of time, with just one or a few people if they like, it's always acceptable to leave, and it's easy to walk home... and come back later if they want to. Of course we have extroverts as well, who flourish -- even if their partners want some solitude, there's always someone else around to talk to.
One way to think about the price is that it's about $350,000 worth of private space (townhome, backyard, garage), and about $100,000 worth of the home's share of common space (6.2 acres and 5,249 square feet of shared indoor area).
The private townhome: 1355 square feet, 3 bedrooms, full bath upstairs, bath with large walk-in shower downstairs. High ceilings in dining area, kitchen, and bedrooms. Large windows on three sides of the home bring in lots of light. Faces south, to a landscaped green. In-floor heat on the ground level, baseboard upstairs. Lofts in all 3 bedrooms, laundry closet upstairs. Triple-pane windows and excellent sound-proofing make the home surprisingly quiet. 2016 building codes result in more structural integrity during earthquakes, enhanced security, and a sprinkler system. 6-star energy efficiency. Private grass back yard which you can fence if you like, and 120 sq. ft. shed is allowed. Pets on leashes or in fenced backyards are welcome. 1-car heated garage with a big loft and room for storage shelves, and 1 open-air parking space.
This is the only home available at Ravens' Roost; all 34 others have been sold and are occupied.
The neighbors are priceless! They have all kinds of skills and knowledge that they're willing to share. There's always someone willing to lend a hand -- when two residents had hip surgery, available neighbors drove them to appointments, got groceries, etc. We've agreed that if anyone gets Covid, others would bring groceries and other items to their front door and keep in touch over the phone.
And we have a lot of fun, from ping pong to hikes, from dance parties (outdoors during Covid) to patio gatherings, from Run for Women teams to salmon fishing on the Kenai... one neighbor even takes others sailing on Resurrection Bay!
Ravens' Roost is legally designated as a condo association, but we are a collaborative neighborhood in which all households can participate in decision-making by consensus if they wish. The consensus process enables every voice to be heard, which leads to better decisions and more buy-in. A consensus decision is not necessarily unanimous; it is a solution that attempts to address all concerns, and that everyone can live with.
HOA dues of $396 include heat, water, garbage, curbside recycling, and snow removal from road / parking areas. Homeowner pays for their own electricity and internet.
